Key Takeaways

• Moving from major metros to smaller cities can dramatically reduce housing costs—for example, buying a house in Albany instead of NYC can cost a fraction of the price while maintaining reasonable proximity to urban centers
• Job growth follows talented workers: when skilled professionals relocate, supporting jobs in schools, restaurants, and services migrate to those areas, creating a multiplier effect for secondary cities
• The US construction industry's productivity has declined over the last 50 years—learning to build housing affordably at scale is critical to making suburban relocation accessible rather than just shifting gentrification patterns
• Historical city planning decisions (highway construction through diverse neighborhoods, car-centric zoning) continue to create pollution and block economic development in vulnerable communities, requiring simultaneous reform of zoning, transportation, and housing policy
